Q: Do I have to live in the same region as a sales outlet to buy a Expert Maison home?

R: Expert Maison builds and delivers homes in Québec, in the Maritimes and in the Northeast of the Unites States. With their high-quality constructions and their unique assembly method, Expert Maison can bring the house of your dreams to you—whether you live near a sales outlet or not.

Q: Is it true that prefabricated construction offers advantages than traditional building cannot provide?

R: Absolutely. In-factory building ensures that most of the work is done away from outside elements and from ground level up: these are excellent work conditions. Quality control can be made more often and there is less material waste, which ultimately reduces costs.

Q: Can we bring our own plans?

R: Of course! Expert Maison is a prefabricated home contractor that also builds customized homes. Our housing advisors are there to listen to your needs and expectations as well as guide your choices so you can live in the perfect house for you and your family.

How to evaluate your house

All financial institutions, as well as the Canada Mortgage and Housing Corporation (CMHC), offer many credit options to access a property. With all the choices offered, it can be difficult to find the right solution for your needs. Do not hesitate to contact your financial advisor or institution to talk about your financing options.

How to evaluate your house

Usually, when getting your financing from the Canada Mortgage and Housing Corporation (CMHC), you have to give a down payment worth 5% of the market value of your home. The remaining amount to finance is provided by the CMHC.

Do not rely solely on your financial institution: the down payment required is fixed at 25% of the market value of your project.

However, whatever your financing solution, the amount you’ll be given will be based on the market value and not the actual value of your house. Making the difference between those two types of evaluations is essential.

Actual value

This represents the total cost of the construction of your house, including the cost of your land.

Market value

This value is determined by the place where your house will be built. For example, a house with an actual value of $200 000 will offer a better market value in an urban setting than in a rural setting.

The evaluation of the value of your house is done from a quote sent to the evaluator, who can work for the CMHC or for a financial institution.

Choosing your land carefully is very important. Your choice will modify the market value of your project and also the repayment terms of your loan.

Establishing a budget

You have established a budget for the construction of your home? Well done! But have you considered the following: buying a site, electricity and telephone costs, notary fees, landscaping, welcome tax, and municipal and school taxes? The best way to make sure you don’t leave out any aspect of budget planning is to consult your mortgage advisor. Your advisor can answer all your mortgage-related questions and even get a preauthorization for your loan.

Presenting your projet

It is advised, if not essential, to submit your project for verification by a housing advisor. It is an excellent way to ensure that you meet all building norms and requirements of your city or town. For example, norms vary whether you’re in a neighbourhood of duplexes or of two-storey houses. Is your site the right size or aspect for your project? Do not hesitate to contact one of our advisors; they can guide you through the whole process! Remember that Expert Maison has all the professional resources to make your dream project come true!
